A lead flat roof is not simply a sheet covering laid over a deck. It is a roof system that must account for thermal movement, moisture control, substrate design, falls, bay sizes, joints, outlets and adjoining interfaces.

Rolled lead sheet must be installed within practical dimensional and detailing limits. The roof design should therefore consider the code of lead, maximum bay sizes, fixing strategy and the way water will be discharged safely from the roof area.

A successful lead-covered flat roof usually depends on:

  • Correct lead code for the size, exposure and design of the roof area.
  • Proper bay sizing so the lead can expand and contract without fatigue failure.
  • Suitable substrate formation to provide full support to the covering.
  • Warm or cold roof design to manage condensation risk.
  • Rainwater detailing including outlets, gutters, sumps, drips and falls.

Warm Roof vs Cold Roof

Warm Roof Construction

A warm roof places insulation above the structural deck. This keeps the supporting deck on the warm side of the construction and can reduce condensation risk when the roof is designed correctly.

A typical warm roof build-up may include a structural deck, vapour control layer, rigid insulation, top deck and then the lead covering over an appropriate underlay.

Cold Roof Construction

A cold roof places insulation below the deck, which means the deck itself remains cold. In this arrangement, a continuous ventilation void must be provided between the insulation and the underside of the deck.

Without effective airflow, the risk of condensation to the underside of the deck increases significantly. This is particularly important where the roof sits above habitable space.

Ventilation and Condensation Control

Where a cold roof build-up is used, ventilation should be continuous and unobstructed from inlet to outlet. It is not enough to introduce isolated vents without ensuring the air path remains open throughout the roof structure.

The purpose of this ventilation strategy is to help prevent condensation forming on the underside of the deck and damaging the roof construction over time.

Code of Lead and Bay Sizes

The code of lead used on a flat roof is driven by overall dimensions, exposure, roof layout, detailing complexity and the ability to divide the covering into practical bay sizes.

For many lead flat roof applications, Code 5 to Code 8 lead may be appropriate. Specification should always be considered in context.

Lead must be laid in bays that respect movement. Oversized bays or poorly planned layouts can lead to fatigue failure later, even where the roof appears neat at completion.
