Yet they behave differently in brick, block, stone and mixed substrates. This practical guide shows when to use each, what heights and chase depths to set, which mortars or sealants suit, and how to sequence the work with soakers, aprons and back gutters for durable, tidy results.

1) When to use step vs cover flashing

Lead step flashing is built as individual stair-like pieces following the brick or stone courses. It’s ideal where the abutment surface is coursed and you want crisp, traditional definition. Meanwhile, lead cover flashing is a continuous strip dressed to the roof covering and tucked into a chase; it’s quicker on uniform substrates and where aesthetics favour a single, straight line.

2) Geometry: upstands, chase depths & laps

Geometry makes or breaks water performance. Upstands must clear finished levels. Chases must be deep and clean enough to secure the lead step flashing or cover flashing without brittle packing. Laps must shed water and allow sliding.

4) Sequencing abutments & chimneys (with soakers)

Sequence is everything. For a chimney with slate, the classic order is: soakers, side flashings, lead step flashing (if stepped), apron, back gutter. Each piece must overlap correctly while allowing movement.

  1. Set out soakers: Code 3–4, sized to pitch and slate/tile module; align with each course.
  2. Install side flashings: Dress neatly; maintain consistent laps over soakers.
  3. Form step or cover flashing: Fit into prepared chase; clip at 300–450 mm; avoid pinning laps.
  4. Install apron flashing: Dress over covering; secure into chase; allow longitudinal slide.
  5. Form back gutter: Ensure fall; add sumps/outlet protection; check clearances at shoulders.
  6. Finish chases: Point neatly with compatible mortar/sealant; don’t overfill.

For abutment walls on long runs, break cover flashings into sensible lengths with discreet laps; do not attempt one long piece.

5) Cutting and finishing chases

Clean, consistent chases anchor the lead step flashing or cover flashing without crushing the sheet. Avoid ragged edges and dust contamination that weakens mortar bonds.

  • Layout: Mark level/step lines first; respect coursing and roof pitch.
  • Cutting: Use appropriate blades; control depth ~25 mm; vacuum dust.
  • Debris: Brush and rinse joints; no loose fines left in chase.
  • Insertion: Insert lead; use wedges/clips as required; don’t bruise the sheet.
  • Pointing: Finish flush and firm; allow for movement; dress edges after initial set.

On fragile stone, test a small area first and adapt tooling to avoid spalls.

6) Brick vs stone vs mixed substrates

Brick allows predictable stepping. Random stone can force irregular step sizing; take time to plan the visual rhythm. Rendered blockwork often prefers a cover flashing under the render bead for a continuous line and fewer joints.

  • Drainage: Clear drips; no capillary traps at mitres or saddles.

10) Common defects—and how to avoid them

  • Loose flashings: Chases too shallow or mortar brittle. Remedy: re-cut to depth; repoint with compatible mix or sealant; clip correctly.
  • Creep & ripples: Laps pinned by fixings; no allowance for sliding. Remedy: free the laps; re-set clips; respect movement rules.
  • Staining & tracking: Poor drips or trapped water under render. Remedy: add clear drip; manage render/bead interface.
  • Cracking at corners: Sharp folds or over-bossing. Remedy: soften radii; reduce stress raisers; improve support.
