What Is Lead Flashing?

Lead flashing is rolled lead sheet used to weatherproof roof junctions, wall interfaces, chimneys, valleys, abutments and other vulnerable building details.

Its job is simple but critical: prevent water entering the building where two materials or roof planes meet. Common examples include chimney flashings, step flashings, apron flashings, cover flashings, soakers, valley linings and abutment flashings.

Lead flashing is available in different thicknesses known as lead codes. The most commonly used roofing lead codes include Code 4 lead, Code 5 lead and Code 6 lead, depending on the detail, exposure and movement requirements.

Lead flashing remains one of the most effective ways to weatherproof roof interfaces because it is durable, workable and suitable for complex detailing.

Why Lead Flashing Is Used

Lead is naturally malleable, corrosion resistant and easy to form around roof details. It can be dressed, bossed, cut and welded to create a reliable weatherproof junction when installed correctly.

Lead flashings are commonly used where roofs meet masonry, where chimneys penetrate roof slopes, where valleys collect water, and where changes in material or direction create a risk of water ingress.

Common Types of Lead Flashing

  • Step flashings: used where a pitched roof meets a wall or chimney.
  • Apron flashings: used at the front of chimneys, dormers and abutments.
  • Cover flashings: used to cover and protect upstands and junctions.
  • Soakers: small pieces of lead placed beneath tiles or slates at abutments.
  • Back gutters: used behind chimneys or obstructions to divert water.
  • Valley linings: lead channels that carry water between roof slopes.

Lead Flashing Codes

Choosing the correct lead code is essential. Lead that is too thin may fail prematurely, while lead that is too heavy may be difficult to form or unnecessary for the detail.

  • Code 3 lead is generally used for soakers and concealed details.
  • Code 4 lead is commonly used for many domestic flashings.
  • Code 5 lead is suitable for more exposed flashings and chimney details.
  • Code 6 lead may be used for heavier valleys, gutters and more demanding details.

Where Rolled Lead Sheet Is Used

Chimney Flashings

Lead flashings protect the junction between chimney masonry and roof coverings. Chimney details may include soakers, step flashings, apron flashings, cover flashings and back gutters.

Roof Valleys

Lead valley linings channel water from two roof slopes into the gutter system. These details require careful code selection, laps, support and movement allowance.

Abutments and Parapets

Lead is used where a roof meets a wall, parapet or raised upstand. Correct chase depth, cover flashing, fixings and sealant detailing are important.

Lead Flashing Installation Tips

  1. Use the correct lead code for the exposure, detail and required durability.
  2. Allow for thermal movement with suitable laps, joints, bay sizes and fixings.
  3. Use suitable clips and fixings rather than over-fixing or restricting movement.
  4. Apply patination oil to newly installed lead to reduce early staining.
  5. Use suitable underlay where required to separate lead from the substrate.
  6. Follow recognised leadwork guidance, including BS EN 12588 for rolled lead sheet and BS 6915 for design and installation practice.
